The Vision

Our clients owned a tired, undersized home on a beautiful corner lot in Perkasie — great location, great neighborhood, but a structure that no longer fit how they wanted to live. After exploring renovation options, they made the decision to start fresh: demolish the existing house and build a new custom home that would serve them for the next chapter of their lives and beyond.

Working closely with our architect, we designed and built a classic Cape Cod with modern proportions and a thoughtful, livable floor plan. The brief was specific: a first-floor primary suite for aging-in-place, generous space for family and guests upstairs, an entertainer's kitchen that opens to relaxed living, and a timeless exterior that belongs in the neighborhood.

Exterior Features

- Classic Cape Cod silhouette with steep gable roof and prominent center gable over the entry

- Two architectural shed dormers flanking the center gable for second-floor light and headroom

- Modern farmhouse detailing with vertical board-and-batten siding on the gables and horizontal lap siding below

- Carriage-house style two-car attached garage with multi-pane windows

- Covered front porch with classic columns and a welcoming entry

- Back porch off the kitchen and dining area for outdoor living

- Architectural fiberglass shingle roofing for long-term durability

- Andersen-quality windows throughout in a black finish

- Professional landscaping designed to settle the home into its corner lot

First Floor: Designed for How You Actually Live

The 1,400 square foot first floor was laid out around two clear ideas: a private primary suite on one side of the home, and an open, sociable living/kitchen/dining zone on the other.

Main Living Areas

- Open-concept living room with a vented electric fireplace and custom built-in seating

- Kitchen with large center island, walk-in pantry with open shelving, and dedicated dining area

- Back porch directly off the dining area — perfect for morning coffee or summer dinners

- Foyer with built-in bench, closet, and a clear sightline through to the back of the home

- Dedicated powder room positioned for guests

- Mudroom transition from the garage with built-in bench, hooks, and bench storage

- Full laundry room adjacent to the mudroom for daily convenience

- Mechanical and hot water heater rooms tucked discreetly away

- 2-car attached garage with direct interior access

First-Floor Primary Suite

A true sanctuary on the main level — no stairs required:

- Generously sized primary bedroom with private vestibule entry

- Spa-style primary bath with dual vanities, walk-in shower, and separate water closet ("throne room") for privacy

- Walk-in closet with custom shelving

- Built-in bench detail at the suite entry for everyday function

Second Floor: Family and Flex Space

The 630 square foot second floor sits comfortably under the cape roof, with windows in every dormer to bring in natural light:

- Three additional bedrooms (Bed 2, Bed 3, Bed 4), each with closet

- Full hall bathroom with linen closet

- Dedicated study / lounge space — ideal as a homework area, reading nook, or guest hangout

- Generous landing overlooking the stair

- Multiple finished attic storage areas tucked into the dormer eaves
